Eliza Coffee Memorial Hospital Site Redevelopment Plan

PM Environmental and the City of Florence, AL contracted with Farmer | Morgan to undertake a comprehensive site redevelopment plan for the former Eliza Coffee Memorial Hospital site in the West Florence neighborhood of Florence, AL. The Development scenarios were proposed based on recreation, housing, and retrail needs and interests that made recommendations on facility amenities, size, and location. The first development scenario included a mixture of housing unit types to satisfy market needs and provide additional housing types to the West Florence neighborhood and included some recreation components and space for retail development. The second development scenario focused on providing active and passive recreation opportunities, as well as event space and a three story mixed-use building. Finally, pro formas were developed of the various development scenarios detailing the costs associated with construction, maintenance, and operations.
